How to research an area before moving house in the UK

Moving to a new area is one of life's biggest decisions — yet most people spend more time researching a new TV than they do researching where they're going to live. A few hours of proper research before committing can prevent years of regret.

This guide covers everything you should check before moving to a new area in the UK.

1. Crime rates

Crime data is publicly available from Police UK and covers all crime types broken down by small area. Don't just look at whether an area "seems" safe — check the actual data. Look at:

Even if you don't have children, school quality significantly affects property values and the demographic of an area. Check Ofsted ratings for schools within the catchment area. Outstanding and Good rated schools are associated with higher property values and tend to attract families who invest in and maintain their properties.

3. Flood risk

With climate change increasing extreme weather events, flood risk is increasingly important. Check the Environment Agency flood zone classification for the specific postcode — not just the general area. Also check surface water flood risk, which can affect properties far from rivers.

4. Transport links

Calculate your actual commute time, not just the distance. Check what happens if your usual route is disrupted. Look at the frequency of trains or tubes, not just whether a station exists. A station with trains every 20 minutes is very different from one with trains every 5 minutes.

5. House price trends

Are prices in the area rising, falling or stagnating? Check Land Registry data for recent sold prices in the specific postcode. Look at how prices have moved over the past year and three years. Buying in an improving area is very different from buying in a declining one.

6. Local amenities

How far is the nearest supermarket? Are there parks and green spaces? What's the pub and restaurant scene like? Is there a GP surgery nearby? These day-to-day quality of life factors are easy to overlook when you're excited about a property.

An area that seems lovely on a Saturday afternoon might be very different at 11pm on a Friday or at 7am on a Monday. Visit at different times before committing. Talk to people who live there — residents are usually honest about what an area is really like.

8. Future development

Check the local council's planning portal for approved and proposed developments near the property. A planned new transport link or regeneration project could significantly increase values. Conversely, a proposed large development next door could be very disruptive.
