Under £400,000 average — best value with good transport

Woolwich (SE18) — avg £350,000

Woolwich is the standout value pick in London right now. The Elizabeth line transformed journey times — you can be at Bond Street in 15 minutes and Liverpool Street in 20. Average prices are still around £350,000, significantly below comparable east London areas. The Royal Arsenal development has brought new restaurants and amenities. The area is improving fast.

Lewisham (SE13) — avg £420,000

Lewisham has DLR and National Rail, giving excellent City and Canary Wharf access. Large Victorian terraces at south east London prices. The Lewisham Gateway development is transforming the town centre.

Walthamstow (E17) — avg £430,000

Tottenham (N17) — avg £380,000

Seven Sisters on the Victoria line, Tottenham Hale on the Victoria line and National Rail. Massive regeneration driven by the Spurs stadium. Still significantly undervalued relative to its transport links.

Barking (IG11) — avg £330,000

Elizabeth line and District line, but average prices are among the lowest in Greater London. The Barking Riverside development is bringing thousands of new homes, shops and amenities. Long-term this is one of London's most interesting regeneration stories.

Plaistow (E13) — avg £380,000

District and Hammersmith & City lines, 20 minutes to Liverpool Street. One of the last genuinely affordable inner London postcodes with tube access.
