1. What this service is

Know My Postcode collects public data about a UK postcode area and presents it in one place. It is a research aid. The reports are generated automatically from third-party sources and are provided free of charge.

2. Accuracy

We work hard to present the data faithfully, but we cannot guarantee it is accurate, current or complete. Specifically:

• Crime figures come from Police UK and are published with a lag of roughly two months. Street-level locations are deliberately approximated by the police for privacy, so they indicate an area, not an address.
• Sold prices come from HM Land Registry and reflect completed transactions only, which can appear months after a sale is agreed.
• Flood zones come from the Environment Agency's Flood Map for Planning and cover England only. They are planning-level indicators, not a property-specific flood assessment.
• Schools, amenities and transport points are largely drawn from OpenStreetMap, which is community-maintained and can be incomplete.
• Census demographics are from the 2021 Census and are reported at local authority level, so they describe a wider area than a single street.
• Written area summaries are generated by an AI model from the data above and may contain errors of emphasis or interpretation.

Scores and grades shown on the site are our own composite measures. They are a way of summarising a lot of data quickly, not an official rating, and reasonable people could weight the inputs differently.

3. Acceptable use

You may use the site for personal, non-commercial research. You may not:

• Scrape, bulk-download or systematically extract data from the site or its API endpoints
• Use automated tools to place load on the service beyond ordinary human browsing
• Republish reports commercially, or present them as your own
• Use the site or its data to discriminate against anyone, or in any way that breaks the law

We rate-limit our endpoints and may block traffic that abuses them.

4. Third-party data and links

Data is sourced from the providers listed in our privacy policy, under their respective licences — largely the Open Government Licence and the Open Database Licence. Those providers are not affiliated with this site and do not endorse it. Links to external sites are provided for convenience and we are not responsible for their content.

5. Advertising

The site is funded by advertising and may contain affiliate links, where we may earn a commission if you click through and buy something. This never affects the data shown in a report and does not cost you anything extra.

6. Availability

The service is provided "as is" and "as available". It depends on third-party APIs that we do not control, so cards may occasionally fail to load or be unavailable. We do not guarantee uptime and may change or withdraw features at any time.

7. Liability

To the fullest extent permitted by law, we accept no liability for loss arising from reliance on the information on this site. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be excluded. Nothing here affects your statutory rights as a consumer.

8. Intellectual property

The site's design, written guides and composite scoring are ours. Underlying public datasets remain the property of their respective providers and are used under their licences. Contains public sector information licensed under the Open Government Licence v3.0.

9. Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
