Buying a house is the biggest financial decision most people ever make — yet many buyers spend more time researching a holiday than they do researching the area they're about to commit to for the next decade. This guide covers everything you should check before making an offer.
Never rely on an area's general reputation. Crime rates can vary dramatically between streets in the same neighbourhood. A postcode two streets away can have double the crime rate of the one you're considering.
The best source is Police UK (data.police.uk), which publishes monthly crime data broken down by postcode and crime type. Look for violent crime and burglary specifically — these have the most impact on day-to-day life and property values.
Know My Postcode pulls live Police UK data for any postcode, shows it by crime type and compares it against the regional average — all in one place, free.
Flood risk is the most overlooked factor in property research — and potentially the most expensive to get wrong. Properties in flood zones face higher insurance costs, potential mortgage restrictions and can be very difficult to sell.
The Environment Agency publishes flood zone data for every postcode in England. Flood Zone 1 is low risk, Zone 2 medium risk, Zone 3 high risk. Always check both river/coastal flood risk AND surface water flood risk — surface water flooding affects far more properties than river flooding.
School quality affects property values even for buyers without children. Properties within the catchment of Outstanding-rated schools typically command a significant premium — and when you come to sell, proximity to good schools will be a major selling point.
Check Ofsted ratings for all schools within 1.5km of the postcode. Be aware that catchment boundaries change annually and a school 500m away may not be your nearest catchment school.
Don't just check whether there's a station nearby — calculate your actual door-to-door commute time. A station 20 minutes' walk away is very different from one 5 minutes away. Use Know My Postcode's commute calculator to estimate journey times from any postcode to your workplace.
Planning applications can reveal what's coming to an area — new developments, commercial properties or infrastructure projects that could affect your quality of life or property value. Check your local council's planning portal for applications within 500m of the property.
Look particularly for applications for HMOs (houses in multiple occupation), fast food outlets near schools, or large residential developments that could increase traffic and pressure on local services.
An area can feel very different on a Tuesday morning compared to a Friday night. Visit at least twice — once on a weekday and once on a weekend evening. Pay attention to noise levels, traffic, parking and the general atmosphere.
Is the area improving or declining? Look for signs of regeneration — new independent shops and restaurants, renovation of Victorian terraces, new developments. Also look for warning signs — empty shops, fly-tipping, declining services.
Check house price trends for the area — is it growing faster or slower than the local average? Know My Postcode shows 12-month price trends for any postcode district.
Air quality, noise pollution and proximity to major roads or flight paths all affect quality of life and can be hard to assess from a brief viewing. Know My Postcode shows air quality data from the Open-Meteo CAMS system for any postcode.
Council tax rates, local services and planned infrastructure investments all vary significantly by council. Know My Postcode shows council tax rates for any postcode, and information about your local MP and council representatives.
Even in a hot market, never skip a proper survey. A Level 3 Building Survey (formerly Full Structural Survey) is the most comprehensive and worth every penny for older properties or anything that gives you any concern.
